First Cornerstone Group, LLC (FCG) seeks existing Class B and C income properties in emerging Texas markets that have the "right things wrong with them." These project criteria include residential single and multi-family real estate that suffer from temporary or correctable flaws such as:
- Poor property and asset management
- Improper tenancy
- Low occupancy
- Deferred maintenance
- Undercapitalization
- Rehab Required
Asset Management Value Plays
FCG works with projects ranging from rehab to repositioning. We seek projects with value-add plays resulting from improved capitalization and/or focused asset management. We possess the vision for seeing beyond the current state to what's possible.
Deal Flow
Built upon the value of long-term business relationships, FCG seeks project referrals from commercial brokers, exchangers, lenders and other members of our network. FCG pays generous referral fees. By focusing on a particular niche, we are able to analyze opportunities and act quickly. We close.
